Make no mistake about it, real estate is based largely around perceptions. Lagrange NY Homes are priced at less than Honolulu HI real estate not for any reasons that make sense, but rather just because of the location. Although it is easier to get jobs, to afford items, and to visit family in Fishkill, people love the idea of living in Hawaii and are willing to pay a lot more to do so. Well, that was the truth for the last two decades anyway, before the current real estate crisis hit the islands so hard.
One of the biggest perceptions in real estate sales is that the view somehow adds thousands of dollars to the price of the real estate. You will find that a new home in Ontario or in Honolulu has a significantly higher asking price than the same home located elsewhere just because it has a great view of the harbor, a lake, or a mountain landscape. As a buyer, you have to ask yourself if a great view is really worth paying all those extra dollars for. Here are some things to keep in mind as you make your decision.
First of all is the question of access. I would argue that it's worth it to pay extra money for some Honolulu or Leaside real estate with a view of a body of water, provided you can actually get to that body of water with relative ease. Many homes are sold with a great view of a piece of beach that it takes significant effort to reach; these might be located high up on a hill or other area. Not only do you have trouble reaching the coveted spot, but you may have erosion issues with your property as well!
Next, keep in mind that there is more cost to a nice view than just what it adds to the bottom line of a home. Troncones beach front real estate from which you can see the ocean means seeing the ocean through a window. Those windows do not come cheaply, and of course they are made of glass. That means if there is any damage done to them, if they need replacing for any reason, it will cost quite a bit to do so. Not to mention the regular cost of keeping those windows clean so your view remains unobstructed!
So what is it about a view that will cause a spike in price? Well, one thing is that in some types of houses, a view gives a sense of a better life. For example, it might be worth it to pay more for a Puerto Vallarta condo rental with a view because it makes the house seem bigger than it really is. It can also give you a sense of anticipation about what you are going to do out on the ocean that day.
